For Sellers

  1. In coordination with Keith Roy and the Team, prepare your customised Competitive Marketing Analysis package
  1. Prepare your welcome package, including your introductory ‘what-to-expect’ email
  1. Set up your confidential and personal online file folder for 24/7 secure access to your documents
  1. Verify your property information with provincial and civic authorities
  1. Prepare all contracts required to list your home on the MLS
  1. Set up your personalised auto-search of new listings and sales in your building or neighbourhood so you can track the competition in real time
  1. Order strata documents (for attached homes only)
  1. Work with Listing Coordinator and all Realtors to coordinate your tailored schedule of photography, staging, sign installation, 360-degree THETA virtual tour, open house support (if needed)
  1. Design and coordinate custom 8-page feature sheets and open house materials
  1. Work with Digital Listing Manager to promote your home on the web and social media before listing on MLS (‘sneak peak’ advertising) and during the listing to ensure maximum exposure to potential buyers
  1. Monitor where your home is listed once launched on MLS to ensure your property is mapped and categorised correctly on the MLS
  1. Send you a detailed Weekly Activity Report of how many people have seen your home on our multiple online channels
  1. When you have an accepted offer or firm sale, send you a ‘what-to-expect’ email so that you are always informed and prepared for your upcoming move (including tips on what home services you may need to change, how to set up mail forwarding and when to update your home insurance)
  1. Liaises with conveyancing as well as your lawyer or notary to ensure the sale transacts as expected
  1. Send you a reminder email before your completion date
  1. Add you to our Lifetime Referral System so that you receive invitations to our fun annual client appreciation events (like our BBQ, skating party and baseball game), our monthly market updates via email and our twice-annual evaluation of your home so that you have a sense of its current value

 

For Buyers

  1. Organizes and schedules buyer home tours
  1. When you have an accepted offer or firm sale, send you a ‘what-to-expect’ email so that you are always informed and prepared for your upcoming move (including tips on what home services you may need to change, how to set up mail forwarding and when to update your home insurance)
  1. Liaises with conveyancing/lawyer/notary to ensure your purchase transacts as expected

  2. Prepares your moving package, ready in time for possession day and key handover
