Vancouver Market Update: Condos Stall, Houses Hold | Oct 2026

by Keith Roy

The Vancouver market isn't slow everywhere. Most of the slowdown is in condos.

I looked at every firm sale in five areas over the last four weeks: Vancouver West, Vancouver East, Burnaby, Richmond and West Vancouver. That covers 796 deals where subjects came off between September 25 and October 22, 2026. For the same four weeks last year, the number was 947. That's a 16% drop.

But the drop isn't spread evenly. Here is where it came from.

Condo sales fell hard

Fewer buyers are signing on condos than a year ago.

Vancouver West now has 1,711 condos for sale. Only 144 sold in four weeks. That's about 8 sales for every 100 listings.

Houses are mixed

Detached sales depend on where you look.

Burnaby houses that sold went quickly. The middle home took 21 days to sell, down from 39 last year.

Townhouses are the steadiest

Townhouse sales held flat or rose in four of the five areas. Vancouver East was up 16%, with 57 sales against 49. Burnaby townhouses had the strongest ratio of sales to listings in this whole data set, about 14 sales for every 100 listings.

Sellers are walking away

In four weeks, 1,573 listings were pulled off the market without selling. That's about two for every one that sold. Another 537 expired, and sellers made 1,205 price cuts.

Sellers who did sell got a median of 96.4% of their list price. Last year it was 97.1%.

What does this mean?

Greater Vancouver REALTORS® says prices usually face downward pressure when sales fall below 12 out of every 100 listings for a stretch of time. Almost every segment in these five areas is below that line right now. The weakest are detached homes in West Vancouver, Richmond and Vancouver West, at 5 to 6 sales per 100 listings.

That's what's happening today. It doesn't tell us what happens next. What it does tell you is where you have leverage and where you don't.

-Selling a condo? You're up against a lot of competition. Pricing it right from day one matters more than it has in years.

- Buying a condo? You have choice and time, and room to negotiate.

- Selling a house in Burnaby or Vancouver East? You have more buyers than the headlines suggest.

- Buying a townhouse? Expect competition, especially in Burnaby.

The headlines say "sales are down." The real story is which homes buyers are choosing, and which ones they're passing on.
